STRIPPING & WAXING
Our restorative maintenance service is designed to remove old, yellowed, or damaged finish (wax) and ground-in dirt, replacing it with 4 layers of a 100% solids durable finish. This process protects the flooring from damage, improves the slip resistance and improves the overall appearance of your facility making it cleaner and more professionally maintained.
Golden Chem-Dry always provides 4 coats to be applied on a full Strip & Wax service to provide 100% coverage. Why 4 coats? As finish is applied it must completely dry before the next coat can be applied. When the first coat dries, 75% of the applied finish has evaporated – leaving the remaining 25% on the tile. Three more coats will need to be applied to reach the industry standard of a full 100% coverage of finish on VCT tile.
DEEP SCRUB & RECOAT MAINTANCE FOR VCT FLOORS
Commercial facilities endure high foot traffic resulting in a wear and tear that can, in time, diminish the overall appearance and durability of the floors. Chem-Dry’s deep scrub and re-coat is a maintenance technique that involves a deep cleaning to the top layer of finish from the previous strip and wax service. The purpose of the finish applied to VCT is to protect the actual tile from scratches and embedded soil from foot traffic. A scrub and recoat removes the top layer of finish that has absorbed all the dirt and scratches that enable light to reflect the shine of the finish. Once dry, 1-2 coats of finish can be added to the freshly cleaned floors. Using less labor and material, it’s the most cost-effective way restore and maintain durability and that new look shine. PERIODIC HIGH-SPEED BURNISHING
Used as a maintenance technique to preserve and enhance the existing floor finish. This process restores gloss by smoothing and melting out light scratches and scuffs in the acrylic finish, improving the overall appearance without adding new layers of finish. Burnishing also helps densify the floor finish, which improves durability and can enhance slip resistance when performed correctly. It is best used on floors that already have adequate finish protection in place and is not meant to fix finish failure or worn-through areas. Burnishing can typically be performed every 2-3 months, monthly, or weekly and depends totally on the expectations of the customer - before special events or when the floors needs that extra shine.

Below are some recommended tips on keeping your VCT floors looking their best.
Daily Sweeping and Mopping – Establish a daily cleaning routine to remove dirt, dust and debris. Sweep or dry mop the floors to prevent scratches and then follow up with a damp mop using a neutral PH cleaner.
Walk-Off Mats – Placing walk-off mats at entrances to trap dirt and moisture from incoming foot traffic helps dirt from being tracked onto VCT floors, reducing the need for frequent cleaning.
Prompt Spill Cleaning – Accidents happen but prompt clean up with a neutral PH (7) cleaner is crucial to prevent staining and moisture damage to VCT flooring. Harsh chemicals will strip the shine from the VCT finish.
Protect Furniture legs – place felt pads under furniture legs and lift instead of dragging to prevent scratches.
